Responsibilities of a Project Manager:

  • Responsible for leading the client through the project process (planning, design, construction, FF&E, activation, and closeout) while keeping the client’s priorities front of mind (budget, schedule, etc.)
  • Lead the RFP process for all project consultants as the project requires. This includes drafting the RFP, distributing, analyzing and leading interviews with consultants. Collaborate with client on selection of consultants.
  • Coordinate with the project team (architect, contractor, and other project team members) to meet client objectives, resolve issues and keep the project on schedule and on budget.
  • Conduct project team alignment sessions to create a common understanding of the client’s goals, define team member expectations, and commit to placing the Project above any one team member’s interests.
  • Hold project team members accountable for commitments and obligations. Proactively initiate conversations to address issues at their earliest onset.
  • Proactively identify and elevate project issues internally to leaders, appropriately and timely.
  • Assist the client in administering all contracts for the project.
  • Manage overall project budget and project schedule.
  • Lead OAC meetings effectively, efficiently, and with an emphasis on teamwork and issue resolution.
  • Be familiar and comfortable walking active construction sites to review issues, verify the accuracy of pay applications and ensure the project schedule is on track.
  • Provide project reporting to the client. If necessary, be able to present presentations to the client’s executive team. Be able to tailor the message to the audience with clarity and the right level of detail.
  • Create and sustain relationships with project partners (architects, contractors, FF&E consultants, etc.)
  • Create and sustain a trusted relationship with the client.
  • Participate in business development as part of a team to help demonstrate our capabilities.
  • Demonstrates our client’s core values (integrity, relationships, drive, clarity, purpose) and collaboratively work with SPM team members to reach business goals and objectives.
  • Participate in professional organizations relevant to the construction industry.

Qualifications of a Project Manager:

  • 5+ years of project management experience.
  • Bachelor’s degree from a four-year college or university or equivalent work experience. A degree in Architecture, Engineering, or Construction Management is preferred.
  • Organized self-starter with the ability to independently manage workload and time.
  • Proficient in Microsoft Word, Excel, Outlook, PowerPoint and Bluebeam.
  • Knowledge of design and construction industry with demonstrated experience. Commercial real estate industry experience is a plus.
  • Must have strong critical thinking skills and be able to think outside the box to solve problems and maintain clients’ objectives.
  • Entrepreneurial thinker who has a desire to elevate our client.
  • Must demonstrate strong oral and written communication skills.
